About Handover Specialist
Inspect. Identify. Handover with confidence.
Handover Specialist helps homeowners find and document visible defects before they accept possession. We have completed 150+ inspections successfully.
Why we exist
Accepting a home should be an informed decision.
Buying a home is one of the largest commitments most people make, yet possession is often accepted after a brief walkthrough. Defects that go unrecorded at handover are harder to get fixed once you have moved in.
Our role is simple: inspect the home thoroughly, identify what is wrong, and give you a clear, evidence-backed report so the issues can be rectified before you accept.

Our approach
How every inspection is carried out.
Systematic inspection
Every home is checked against a structured, room-by-room checklist, from the main door to the terrace and handover documents.
Visible defect identification
Each item is assessed visually and, where applicable, functionally: alignment, finishes, fittings, water flow, drainage and electrical points.
Photographic evidence
Observations are photographed and indexed, so every snag has a clear reference you can share with your builder.
Priority classification
Findings are graded Critical, Major, Minor or Acceptable, so you know what must be fixed before you accept possession.
Corrective recommendations
Each snag in the register records the action required, with an Open or Closed status to track rectification.
Professional PDF report
You receive a structured report: overview, executive summary, area-wise findings, snag register, photo index and handover closure.

Snag priority guide
Consistent, clear classification.
The same four priority levels are used on every report.
Critical
Safety, active leakage, major essential-service failure or immediate-attention issue.
Major
Significant functional or installation defect that should be rectified before handover.
Minor
Cosmetic or low-impact defect that should be recorded and closed.
Acceptable
Checked and satisfactory within the agreed inspection scope.
Scope. The report records visual and functional observations made during the agreed inspection. It is not a structural audit, statutory certification, concealed-defect investigation, waterproofing guarantee, or substitute for specialist engineering testing.
