What a home inspection covers, when to book, what you receive and where the scope ends.

What is a home inspection?

A home inspection is an independent, room-by-room check of a property's visible condition and the function of its fittings and services. We work through a structured checklist covering the entrance, living areas, bedrooms, kitchen, bathrooms, balcony and utility, terrace and external areas, and handover documents, and record every issue we find.

When should I book an inspection?

Ideally as soon as your builder announces the handover date, so the inspection takes place before you accept possession. You can also book before interior work starts (Interior Ready Check), after interiors are completed (Interior Completion Check), before buying a resale home, or at the start or end of a tenancy.

What does the inspection cover?

The checklist covers eight areas: Entrance & Main Door, Living / Dining, Bedrooms, Kitchen, Bathrooms, Balcony / Utility, Terrace / External Areas and Handover Documents. Within each area we check items such as door alignment, walls and ceilings, flooring and skirting, switches and sockets, sink and taps, water flow, drainage, floor slope, tiles and joints, railings, drain outlets, keys and warranty documents.

Do I receive a report?

Yes. You receive a professional PDF report with a report overview, an executive summary of findings by priority, the inspection scope and method, area-by-area observations, a snag register, a photo evidence index and a handover closure section.

Are photographs included?

Yes. Observations are supported by photographs, and each photo is referenced in a photo evidence index that links it to the relevant snag or area.

What are snag priorities?

Every finding is classified so you know what to address first. Critical: safety, active leakage, major essential-service failure or immediate-attention issue. Major: significant functional or installation defect that should be rectified before handover. Minor: cosmetic or low-impact defect that should be recorded and closed. Acceptable: checked and satisfactory within the agreed inspection scope.

Do you perform reinspection?

Yes. After your builder carries out repairs, we can re-check the items in your snag register, update each item's Open or Closed status and record the closure status: open items remain, rectification completed, or re-inspection required.

What is outside the inspection scope?

Our inspection is visual and functional within the agreed scope. It is not structural certification, a concealed-defect investigation or guarantee, statutory approval, a waterproofing guarantee, or a substitute for specialist engineering testing. Specialist testing is not included unless separately agreed.

What types of property do you inspect?

We inspect apartments, villas, independent houses and homes in gated communities.

How much does an inspection cost?
